Exchange Tower is a certified green building with a Gold level of certification in the Leadership in Energy and Environmental Design (LEED®) Existing Buildings: Operations and Maintenance program.
Exchange Tower is located at 130 King Street West in Toronto at the corner of York and King Streets. Ideally situated in the downtown Financial District, the 36-storey property boasts over 1 million square feet of rentable space with typical floors containing approximately 25,000 square feet. Exchange Tower is conveniently linked to neighbouring properties via the underground PATH system and was uniquely designed to complement the existing architecture of Brookfield’s First Canadian Place, with which it shares parking and loading dock facilities, concourse-level and ground floor.
The property has undergone major renovations to the office and retail areas, including a renovated front lobby, and significant upgrades to multi-tenanted floor lobbies and washrooms. This added approximately 27,000 square feet of new space to the building.

At Exchange Tower, we place high importance on the health and wellness of not only the environment, but also of the people that walk these halls everyday. The Wellness Program was implemented as a way to ensure everyone in Exchange Tower could have an opportunity to stay fit and healthy even with their busy schedules.
In addition, please note that participants are required to sign a Wellness Waiver for our weekly fitness classes.

We deliver the highest quality of services to our tenants. By utilizing the Angus Anywhere software platform to respond to tenant service requests, our customer service representatives manage service and maintenance requests 24/7.
Whether a light is out, or experiencing a power issue, dealing with a small spill or a large leak, tenants can be assured that their service requests will be resolved quickly and thoroughly. Available in app, online and by phone, submitting service requests is quick and simple.

Our security teams are led by professionals with years of frontline experience in security, policing and fire protection and prevention. Know that when you’re at Exchange Tower we have your safety and security in mind. We’ve already thought of what could go wrong be it fire, theft or pandemic and planned for it. So you don’t have to.
As a cornerstone of our emergency management planning, we offer the highest level of prevention measures. Through long-term planning and the use of enhanced technology, our team works to address the ever-changing security and life safety needs of our properties.
At all of our properties we offer security at your fingertips. Integrated with axiis, the LiveSafe mobile platform gives app users the opportunity to report incidents and emergencies safely and securely. Whether being stuck in an elevator or encountering suspicious activity, tenants can speak directly to a security guard and receive updates about the incident report. The process is simple and intuitive. We take the well-being of our tenants and partners seriously, that’s why we put security at their fingertips.

Parking at Exchange Tower
Our collection of parking amenities is designed to ensure a comfortable start and end to the work commute. Bright and spacious parking garage and bike storage facilities, complimentary services, and eco-friendly options, will welcome patrons to a whole new class of parking.
Parking is available by utilizing the joint of the Exchange Tower and First Canadian Place. There are two parking garage entrances/exits; one on York Street and one on Adelaide Street West.*
The garage also has reserved and unreserved parking for monthly permits for tenant parking available 24 hours per day 7 days per week. Spaces are limited to the number entitled under each tenants lease specifications. However, should additional spaces be available, they will be on a month-to-month basis with a thirty- (30) day cancellation notice provision. All monthly parking charges will be included in your rent schedule and are due on the first day of each month.
*York Street is a one-way northbound traffic direction and Adelaide Street is one-way eastbound traffic direction.

Reserved: $619.47 + HST 80.53 = $700
Unreserved: $398.23 + HST 51.77 = $450
Overnight unreserved: $125.67 + HST $16.33 = $142.00

$6.00 per 20 minutes or less

$12.00 flat rate 6:00 AM – 6:00 AM
Regulations:
- Illegally parked vehicles will be ticketed. Any vehicles parked in the designated fire route will also be ticketed.
- Vehicles parked in the garage are entirely at the risk of the vehicle owner. The Landlord and/or Property Management shall not be responsible for any loss or damage to vehicles parked in the garage or the contents however caused or incurred.
- Thirty (30) days written notice is required for cancellation of any/all spaces.
- No washing or repairing of vehicles is allowed in the garage.
- For Lost Ticket – If you lose your parking ticket, you will be charged maximum rate $38.00.
For your own safety, please remember to lock all doors and close all windows after you have parked your vehicle in the garage. Valuables and cellular phones should be stored and locked in the trunk, where at all possible.
